Guests Suite 5 minutes to Redwoods | Apartment in Rotorua

We love having visitors to our newly (October 2024) renovated guests’ suite (your place) which sets in Lynmore, a safe and beautiful suburb in Rotorua.
It’s around 5 minutes walk to Redwoods Forest (access through Tarawera Road) which is famous for its biking/walking tracks. And it’s about 5 minitues drive to Redwoods Treewalk.
Blue Lake is just 5 to 7 minutes drive. Carry on another 8 minutes for the world class trout fishing at the spectacular Lake Tarawera.
The town centre is around 8 minutes drive.
We always want to create a hassle-free experience for you to stay at the guests suite (your place) so some matters should be REMINDED BEFORE ANY booking.
1 Your place is newly (October 2024) renovated and at the bottom level of our family home, and we live on the upper floor. Your space is small and compact, and we do lots of work to keep it quiet, clean, tidy and cozy.
We have one middle school-aged child. Due to nature of young kids, noise is sometimes made from the upper floor.
We do our best to keep any noise to a minimum.
2 There is NO fully fitted kitchen and gas fire for cooking is NOT available at your place due to safety reasons while a kettle, toaster, microwave, air fryer, bar fridge (NO freezer), dishes and cups are at your place already.
Don't be afraid because the Redwoods business centre is sitting just a stone's throw away and it's easy to find NZ nation wide brands such as Burger Fuel, Liquorland, Domino's Pizza, Best Sushi and other food restaurants. Takeaways could be brought back to your place.
3 Your place has a capacity of FOUR people including adults and non-adults. The primary booker should be an adult.
Please make sure the number of guests while booking is the SAME to the number while check in and during the stay. OUTSIDE visitors are NOT allowed without our permission due to safety reasons.
Check in time is 3 pm and check out time is 10 am. Please inform IN ADVANCE if you have a LATER check in. NO LATER check in after 9: 30 pm would be highly appreciated.
The later check in planned/caused by guests means the same check out time at 10 am.
The later check in caused by us would lead to the return of the same amount of time to your check out.
An earlier check-in and/or a later check-out should be discussed and could be accommodated where available.
4 The garage is NOT open for parking and you just park on our drive way to the right as close to a tiny tree as you can because we park on the left just outside the garage.
You do NOT share any living space with us. Also there is NO any internal access between the two floors.
5 We make sure you have the cleaned bed linens including THE SHEET WHICH DIRECTLY COVERS YOU, THE MATTRESS COVER WHICH YOU DIRECTLY LIE ON, AND COVERS OF PILLOWS EVERY SINGLE TIME before your check in although just a small amount of cleaning fee is charged. Possibly change more depending on situations.
Large area of and/or many spots of stains/marks/damages caused by makeup, blood, food, drink, semen, etc. on bed linens, carpets, walls, etc. will cause EXTRA fees to have a deep cleaning/repair/replacement due to considerations for next guests and especially due to the interests of kids and infants.
6 Smoking, events/parties, excessive alcohol drinking and pets are NOT available at your place.
7 You have your own access to your place.
There are two bedrooms at your place and you do NOT share them with us.
Bedroom 1 featuring the deep blue vibe has a queen-sized bed and comfortable bed linens.
Bedroom 2 featuring the Polynesian style has two single beds and comfortable bed linens.
You have your own shower room (NO bathtub) and a separate toilet at your place. You do NOT share them with us.
There is an air conditioner/ heat pump in the living room and dining area.
And in winter/cold days there is a heater supplied in each bedroom.
8 We charge a small amount of cleaning fee and don’t ask any bond so just keep your place reasonably clean, tidy and undamaged while you are leaving.
We want your stay stress-free, so you do NOT have to make beds, do NOT have to clean used dishes and cups and you can just leave them in the sink, and do NOT have to chuck the used rubbish bin bags. Do NOT worry these three things at all.
9 An earlier check-in and/or a later check-out should be discussed and could be accommodated where available. Do NOT worry about the extra costs.
10 Pick-up and drop-off service are available from Rotorua airport or some attractions ONLY with a pre-approval and extra charges WILL occur.

This 2 Bedrooms Apartment provides accommodation with Air Conditioner, Security/Safety, Bedding/Linens, for your convenience.
